Does your roof need a repair or a new roof?

You shouldn't have to take a roofer's word for it. Here are the signs we look for — and what they usually mean.

  • Damp patches on upstairs ceilingsOften a slipped tile or failed flashing. Usually a repair, as long as it's caught early.
  • Tiles in the garden after windNail fatigue. If it keeps happening across the whole roof, the fixings have had it.
  • Sagging or dipping roof linePossible rotten battens or timbers. Needs looking at properly — often a re-roof.
  • Daylight visible in the loftThe covering has failed. If the felt underneath is torn and brittle, repairs are a short-term fix.
  • Crumbling mortar on ridge or chimneyRepointing or a dry ridge system — much cheaper than leaving it to let water in.
  • Roof over 50 years oldOld Yorkshire roofs were built without breathable membrane. A re-roof brings it up to modern standard.

Not sure which one you've got? We'll come out, get up there, take photos and give you a straight answer — free of charge and with no obligation.

FAQs

Roofing questions we get asked most

Straight answers to the things Bradford homeowners ask us every week.

How much does a new roof cost in Bradford?

There's no standard price, because no two roofs are the same. What moves the cost is the size and pitch of the roof, how easy it is to get to, whether scaffolding is needed and the covering you choose — slate and natural stone sit above concrete tiles, and a roof with lots of valleys and dormers takes longer than a simple one. The only way to get a real figure is a free inspection: we'll measure up and give you an itemised written quote with no obligation.

How long does it take to fit a new roof?

Most domestic re-roofs take between three and seven working days once scaffolding is up. A straightforward terrace can be quicker; a large detached property, a complex roof with lots of valleys and dormers, or bad weather will push it longer. We'll give you a realistic timescale with your quote rather than an optimistic one.

Do you charge for quotes and roof inspections?

No. Inspections and quotes are completely free and there's no obligation to book anything. We'll get on the roof, check the loft where we can, take photographs and explain what we've found — even if the answer is that your roof is fine and doesn't need work yet.

Can you come out in an emergency if my roof is leaking?

Yes. If water is coming into your property we'll prioritise getting you watertight — that might mean a temporary sheet or an immediate repair — and then sort the permanent fix afterwards. Call 07592 113278 and tell us it's an emergency.

How long does a flat roof last?

It depends entirely on the covering. Old-style pour-and-roll felt might only manage 10–15 years. Modern torch-on felt systems typically last 20–25 years, GRP fibreglass around 25–30, and EPDM rubber membranes can go 30–50 years with very little maintenance. Correct falls and sound decking underneath matter just as much as the covering itself.

Do I need scaffolding for roof work?

For any full re-roof, and for most work along the eaves or on a chimney, yes — it's a legal working-at-height requirement and it keeps everyone safe. Small one-off repairs can often be done safely from a ladder or tower. We'll always tell you upfront whether scaffolding is needed and include it in the quote so the price doesn't move later.

Which areas of Bradford do you cover?

We're based at 38 Devonshire Street in Keighley and cover the whole Bradford district — including Shipley, Bingley, Baildon, Idle, Thornton, Queensbury, Wibsey, Eccleshill, Haworth, Silsden and Bradford city centre — plus the wider West Yorkshire area.

Do you do work for landlords and commercial properties?

Yes. We work for homeowners, landlords, letting agents and businesses across Bradford, and we're used to flat roofs on commercial units, garages and industrial buildings as well as domestic pitched roofs. We can invoice for property portfolios and work around tenants where needed.
