New roof installation in Bradford — slate tiles laid over new battens and breathable membrane
New Roofs

New roofs in Bradford

When a roof has reached the end of its life, patching it up gets expensive and never really stops. A new roof solves it properly — and brings an older Bradford property up to modern standards of weatherproofing and ventilation.

We strip the old covering right back, inspect and replace any rotten battens or timbers, fit a breathable membrane, then re-cover in the tile or slate you've chosen. Ridges, verges, valleys and flashings are all renewed as part of the job.

What a new roof from us includes

  • Full strip of the old covering and safe removal of all waste.
  • Timber inspection — rotten battens and rafter ends replaced, not covered over.
  • Breathable membrane to stop condensation building up in the loft.
  • New treated battens gauged correctly for your tile.
  • Dry ridge and dry verge systems — mechanically fixed, no mortar to crack and drop out.
  • New lead flashings to chimneys, abutments and valleys.
  • Scaffolding arranged, erected and removed — included in your quote.

Roof coverings we fit: concrete interlocking tiles, plain clay tiles, natural and man-made slate, and traditional Yorkshire stone slate for older and listed properties.

Roof repair being carried out on a Bradford property, including chimney and flashing work
Roof Repairs

Roof repairs in Bradford

Most roofs don't need replacing — they need someone to find the actual problem and fix it properly. We trace leaks back to their source rather than guessing, and we won't sell you a new roof you don't need.

Repairs we carry out

  • Leak detection and repair — including the awkward ones that only show in driving rain.
  • Slipped, cracked and missing tiles or slates, re-fixed or replaced to match.
  • Ridge and hip tile repointing or conversion to a dry ridge system.
  • Flashing repairs around chimneys, dormers, parapets and abutments.
  • Valley repairs and replacement of failed lead or fibreglass valleys.
  • Storm damage — including photographs and reports for insurance claims.
  • Roof ventilation — tile vents and eaves ventilation to fix loft condensation.
  • Moss removal and gutter clearing to stop water backing up under tiles.

Emergency call-outs: if water is coming into your home we'll get you watertight first — temporary covering if the weather won't allow a permanent fix — then come back and do the repair properly.

Flat roofing in Bradford — torch-on felt being laid over new OSB decking
Flat Roofing

Flat roofing in Bradford

Garages, extensions, dormers, porches, shop units and industrial buildings. Old felt roofs blister, split and pond — and once water gets into the decking, patching stops working.

We take the old covering off, check and replace the decking where it's soft, correct the falls so water actually runs off, then re-cover in the system that suits the building and the budget.

  • EPDM rubber — single-sheet membrane, no joins on most domestic roofs.
  • Torch-on felt — high-performance multi-layer built-up systems.
  • GRP fibreglass — seamless, hard-wearing, good for balconies and walk-on areas.
  • New decking in OSB3 or ply where the old boards have gone.
  • Firestone, trims, outlets and upstands finished properly at the edges.

Which flat roof covering should you choose?

This is the question we get asked most. Here's an honest comparison so you can go into the quote knowing what you're looking at.

Typical flat roofing options — figures are general industry guidance, not a quote.
System Typical lifespan Best for Things to know
EPDM rubber 30–50 years Garages, extensions, dormers Laid as one sheet on most domestic roofs, so very few joins to fail. Flexible in cold weather. Not the cheapest up front, best value long term.
Torch-on felt 20–25 years Larger and commercial roofs Modern multi-layer felt is a world away from old pour-and-roll. Cost-effective on big areas. Applied with heat, so needs care near timber.
GRP fibreglass 25–30 years Balconies, walkways, complex shapes Seamless and rigid, takes foot traffic well and moulds around awkward details. Needs dry weather to install and a very sound deck underneath.
Old pour-and-roll felt 10–15 years No longer recommended If your garage roof is bubbling, cracked and patched with black paint, this is almost certainly what's on it — and it's due for replacement.
Chimney Work

Chimney repairs & repointing in Bradford

Bradford has a lot of old stone housing with tall, exposed stacks. Chimneys take the worst of the weather and they're behind a huge share of the damp problems we're called out to.

What we do

  • Repointing eroded mortar joints
  • Partial and full stack rebuilds
  • New flaunching to bed the pots
  • Chimney pots, cowls and bird guards
  • New lead flashings, soakers and back gutters
  • Capping off and safely removing redundant stacks
  • Weatherproofing treatments to exposed stacks

Signs your chimney needs attention

  • Damp patches on the chimney breast inside
  • Mortar crumbling or falling into the gutter
  • Stack visibly leaning or twisted
  • Cracked or missing flaunching around the pots
  • White staining (salting) on the brickwork or stone
  • Lead flashing lifted, split or patched with sealant
Rainwater Goods

Fascias, soffits & guttering in Bradford

Guttering is the cheapest part of your roof and the most expensive to ignore. Overflowing gutters soak the wall, rot the fascia and end up showing as damp on the inside.

New installations

Full replacement of uPVC fascias, soffits, bargeboards, guttering and downpipes in black, white, anthracite grey or woodgrain finishes.

Repairs & clearing

Re-fixing sagging runs, replacing split sections and leaking joints, correcting falls, and clearing out moss, silt and leaves.

Cast iron & period

Repairs and sympathetic replacements for older Bradford stone properties where uPVC would look wrong.

Leadwork

Leadwork & flashings

Lead is the detail that makes a roof watertight where it meets something else — a chimney, a wall, a valley, a dormer. Done well it lasts decades. Done badly, or bodged with sealant and flashband, it leaks within a year or two.

Leadwork we carry out

  • Lead valleys and secret gutters
  • Step and cover flashings to chimneys
  • Soakers to abutment walls
  • Box gutters and parapet gutters
  • Dormer cheeks and tops
  • Bay roof and porch coverings

Done to code

We use the correct lead code for the job and dress it properly with joints, clips and expansion allowances — because lead moves with the temperature and will split if it's fixed rigid.

If someone's previously "fixed" your flashing with flashband or silicone, we'll strip it out and do it properly rather than adding another layer on top.

Service FAQs

Questions about our roofing work

How do I know whether I need a roof repair or a whole new roof?

The test we apply is whether the roof is failing in one place or failing everywhere. A single leak, a few slipped tiles or one bad flashing is a repair. But if tiles are coming off all over after every bit of wind, the felt underneath is torn and brittle, or the roof line is dipping, then repairs become money down the drain and a re-roof is the sensible call. We'll get up there, take photos and show you which one you've got — and we're happy to tell you your roof is fine if it is.

Do I need planning permission for a new roof?

For a like-for-like re-roof on a normal house, no — it's usually classed as maintenance. You will need permission or listed building consent if the property is listed or in a conservation area, or if you're changing the roof's shape or materially changing its appearance. Building regulations can also apply where you're replacing more than about a quarter of the roof area, mainly around insulation and structure. We'll flag it if your job is one of those before we start.

Can you repair just one section of my roof?

Yes, and often that's the right answer. Rear elevations, single-storey extensions and garage roofs can all be done in isolation. The one thing worth knowing is that older tiles can be hard to match exactly, so a repaired patch may not blend perfectly — we'll always tell you upfront if that's likely.

Will you tidy up and take the waste away?

Always. Old tiles, felt, battens and rubbish are removed and disposed of properly, and we sweep the drive and paths before we leave. Waste removal is included in the quoted price — it isn't added on at the end.

Do you work on commercial and industrial roofs?

Yes. Alongside domestic work we cover flat roofs on commercial units, shops, warehouses and garages across Bradford, plus repairs and maintenance for landlords and managing agents. Get in touch with the building details and we'll arrange a survey.

What happens if it rains part-way through the job?

We don't strip more roof than we can make watertight by the end of the day, and we work in sections for exactly that reason. If bad weather is forecast we'll sheet up. Rain can add days to a job, so we build a bit of realism into the timescale rather than promising you a date we can't hit.
